Every real estate operator has software — the question is whether it's the right software, whether it integrates, and whether you're actually using it to make better decisions or just paying for dashboards you never look at.

Priya Nair (General Partner, PropTech Ventures) and Tyler Brooks (Co-Founder & CTO, LeaseLens) have spent years evaluating, investing in, and building PropTech. In this workshop, they present an opinionated, evidence-based recommended tech stack organized by portfolio size and asset class — not a vendor-sponsored overview, but a direct answer to: "What would you actually use?"

The workshop covers three portfolio tiers: sub-50 units (the lean stack — what you actually need vs. what gets sold to you); 50–500 units (where integration starts to matter and the right property management platform is worth switching for); and 500+ units (where enterprise tools earn their price and custom API work becomes cost-effective). For each tier: property management software, maintenance and inspection tools, investor reporting and LP portal software, rent optimization and dynamic pricing, AI-powered leasing tools, smart home and energy management, and data and market intelligence.

The second half is a live demo of the recommended stack for a 100-unit multifamily portfolio — actual integration patterns, what data flows where, and what the full monthly cost looks like per unit. A vendor evaluation framework is provided to assess any new tool against the same criteria. Attendees receive the PropTech Stack Guide in the conference app. 1.5 CE credits.
